When small landlords must make their Housing Ombudsman submission

The deadline

Landlords with 1,000 homes or more must submit by 30 September each year. Landlords with fewer than 1,000 homes must submit 6 months after their financial year-end.

What to send

  • your self-assessment against the Complaint Handling Code
  • your annual complaints performance and service improvement report
  • your governing body's response to the report
  • links to your complaints policy and the other documents you've published.

You submit through the Ombudsman's online form. It asks for information about your organisation and links to your documents, and then for confirmation of whether you meet each provision of the Code.

If you're going to be late

The Ombudsman asks landlords to get in touch straight away at compliance@housing-ombudsman.org.uk, and only grants extensions in exceptional circumstances. A landlord that doesn't make its submission can be issued with a Complaint Handling Failure Notice, which is shared with the Regulator of Social Housing.
